The Adelphi, a 10-storey building, well-loved by locals for its variety of entertainment, shops, memorabilia, and accessories, embarked on a Zero Capital Partnership (ZCP) program, which allows building owners to upgrade their air-conditioning and other systems without forking out upfront capital costs. The energy savings derived from the upgrading program were used to pay off the investments over time.
A series of upgrades were implemented at The Adelphi, including retrofitting its chiller plant, optimising the retail Air Handling Units (AHUs) with controls, and implementing an Energy Management System (EMS) with automated controls that respond to cooling demands and environmental conditions. The building also upgraded the existing lights to LED ones, converted the car park ventilation system to operate based on temperature and CO levels, obtained PUB Water Efficient Building certification, and adopted a waste recycling program.
These energy-saving measures resulted in a remarkable half a million dollars in electricity cost savings each year, making it more cost-effective to operate the building in the long run. The owners of Adelphi also enjoyed a guarantee on the committed savings as part of the ZCP program.
With a continued focus on sustainability, The Adelphi also successfully recertified its Green Mark Platinum and subsequently emerged as the Winner of ASEAN Energy Award, cementing its status as an exemplary example of achieving energy efficiency and environmental stewardship in an old building.
